The 3A overlay zoning law is an exciting opportunity for homeowners to create three-family homes, expanding from the current limit of two. With a height limit of just under 35 feet, this plan is designed to comply with the law, not to mandate construction. It’s a proactive step for Gloucester to stay compliant and benefit from this new zoning flexibility.
There’s no need to worry about developers taking over or drastically changing our beloved Gloucester. Development requires property sales, and it’s unlikely that long-time residents will sell their homes to developers. Gloucester’s charm and community spirit will remain intact, with only a few new developments each year.
Saying yes to the zoning ordinance means Gloucester remains eligible for crucial grants and financial benefits, such as Housing Choice status. This status can save taxpayers significant amounts, like the estimated $13 million in special financing for a new sewage plant. Non-compliance would mean losing these benefits and facing higher taxes and rents, making the city less affordable.
Saying yes to the ordinance is essential for accessing state grants and funding, ensuring Gloucester’s financial stability and growth.
